My decision to move back to Maine from New York City was partly driven by missing the deep roots and meaningful relationships that define life and real estate in Maine. When I returned to Maine in January 2020, a friend's kind referral introduced me to a client couple who, over time, has become much more than just a client. From navigating property showings during my first pregnancy to celebrating their family milestones alongside my own, our journey has been rich with shared experiences. Since meeting in 2020, we've successfully closed twelve diverse properties, including commercial spaces, multi-family investments, their primary residence, and 2 lakehouses.
This partnership, extending through life's big moments—from weddings to welcoming new family members—embodies the essence of the F.O. Bailey Family business and what makes my work rewarding. As I waddled around our January showings in the final trimester of my second pregnancy, I was reminded of the trust and friendship we've built, grateful for their continued confidence in me to guide their real estate investments. The consumer's eye has become adept at recognizing beautiful, magazine-like professional real estate photography. This heightened visual literacy sets a new benchmark for property listings. A recent insightful coffee/breakfast date with Michelle Whitney of Whitney & Co., a distinguished local staging expert, highlighted simple yet potent tips alongside key staging statistics. She advocated placing a plant in every room to create vibrancy and warmth. Decluttering, depersonalization, and using neutral colors are simplification techniques that highlight your home's features, offering a blank canvas for new stories.
While staging can cost ~1-2%, the ROI is often 5-15%. According to a recent NAR survey, 80% of buyer agents believe staging aids in envisioning a home and professionally staged homes sell 73% faster, and for 20% more money, the value of staging is clear. Inspired by our conversation, I arrived at a subsequent photoshoot with a carload of plants, ensuring each room received that special touch, elevating the aesthetics beyond the usual fresh flowers and green apples characteristic of my listings. THE LEGACY OF THE VALENTINES DAY BANDIT

For decades, the city of Portland has woken up to a Valentine's Day spectacle courtesy of a mysterious figure affectionately known as the "Valentine's Day Bandit." The tradition, which began in the mid-1970s and was taken over by a mystery man in 1979, involves adorning the city with red hearts. From simple paper hearts in the Old Port and downtown store windows to massive displays on Fort Gorges in Portland's harbor and even the city's tallest buildings, these symbols of love transformed Portland overnight. After an unexpected passing in 2023, the secret of the Valentine's Day Bandit was revealed, unveiling the identity behind the beloved tradition as Falmouth resident Kevin Fahram. Fahrman was an accomplished photographer, father, husband, and teacher passionate about Portland and its community. In his memory, his family created a foundation called "Be a Kevin," encouraging the community to participate by printing and posting their red hearts, allowing Portland's residents to continue spreading love and joy in Fahrman's honor. In this month's real estate corner, we delve into some of January’s metrics that are crucial for buyers and sellers alike. With a Month's Supply of Inventory at just 1.9, it's clear we're still navigating a seller's market—high demand, low supply. This trend is further highlighted by a 20.97% year-over-year decrease in inventory, pushing us towards an even more competitive landscape. As we head out of winter, we are moving towards a more fruitful inventory season, which Maine tends to see in April-September.
Homes are moving swiftly, averaging 18 days on the market, a testament to the brisk pace at which properties are changing hands. Moreover, with the List to Sold Price Percentage at an impressive 99.2%, sellers are consistently hitting their asking price.
